Strengths

4 reasons to book
  • Praise for the staff — Reviewers repeatedly describe the team as friendly, helpful and attentive; Anna, Andrea and Tonino are mentioned by name for their help, English skills and patience.
  • Central, walkable location — The guest house is near Repubblica metro and Termini station, and guests say most of Rome's major sights can be reached on foot — one mentions the Vatican.
  • Breakfast included in the rate — A basic continental breakfast comes with the room, and several guests say it adds value; one notes it can be upgraded for a few euros.
  • Clean and comfortable rooms — Reviewers call the rooms clean, well furnished and comfortable, with daily cleaning and good showers mentioned.

Worth weighing

5 to weigh
  • Driving is complicated — The hotel sits in Rome's restricted central zone, so guests with a car need special permission to enter. Reviewers recommend paid parking at Termini station or nearby garages, a few minutes' walk away.
  • Rooms are split across two buildings — Some guests are placed in a separate block a few minutes from the main property. One solo female traveller found the arrangement inconvenient at night, even though the room was quiet and clean.
  • No pets allowed — The house policy doesn't accept pets.
  • Rooms can be compact — One satisfied guest notes the rooms are small, though clean, modern and good value.
  • Late arrivals aren't covered — Check-in runs from 14:00 to 23:59, so anyone arriving after midnight would need to make other arrangements.

“The staff were friendly and helpful, and they let us leave our luggage before check-in. The room was clean and the shower was good. The location was excellent, close to the main station and the sights. The bar had a great atmosphere, and we had drinks there with people we met. The bed was very comfortable, and the room was cleaned every day. A really good experience.”

7.9Verified guest

“It is literally an easy walk to Piazza Navona. We loved Flann O'Brien Rooms.”

“The location was excellent — even better because our room was in another building a few minutes from the hotel, on a quiet street. The room was nice. We didn't need public transport to reach any of the major sights, including the Vatican. We came by car, and the hotel is in the central zone where you aren't allowed to drive without a special permit, but there is private parking at Termini station a few minutes' walk away, plus some garages around. The price was so competitive that we would definitely consider staying here again on a return trip to Rome.”

“Great location — close to the Metro and most of the important sights. Rooms were clean and comfortable, and staff were helpful. Transport links were convenient, including easy access to the airports.”

“The staff went out of their way to make our stay as comfortable as possible and made sure everything ran smoothly.”

“The room was clean, but I was in a separate block. It was very quiet at night, though quite inconvenient for a woman on her own.”
